Books organized around your properties
A portfolio with one blended profit and loss hides which properties are actually earning. We set up your books so income and expenses are tracked by property and, where you hold properties in separate entities, by entity.
The result is a monthly view you can use: rent collected, repairs, mortgage activity and net income for each property. It sits on top of our standard monthly bookkeeping process.
What we track for property owners
- Rental and other income by property
- Repairs and maintenance, with improvements flagged for your CPA to classify
- Mortgage, interest and escrow reconciliation
- Security deposits tracked as liabilities where applicable
- Vendor bills and owner distributions
- Property-level profit and loss
- Bank and credit-card reconciliation for each entity
- Monthly close and reporting

What we do not provide
Frequently asked questions
Can you report on each property separately?
Yes. We set up classes or locations so each property has its own profit and loss, and a consolidated view is available too.
Do you work with property-management software?
We work in your accounting file and can use exports and statements from your property-management system. Tell us which one you use and we will confirm how it fits.
Do you decide what counts as a capital improvement?
We flag larger repair items and categorize them as you or your CPA direct. The final treatment is a tax decision for your accountant.
Do you offer tax filing for real estate entities?
Filing support is scoped by entity type and state. See tax filing services.
